All of the applications for Vacation Rental Certification in Panama City Beach were submitted on Dec 23, 2023. Due to the backlog, it will probably be mid January before we are scheduled for inspections.
After speaking with several owners that recently went through the inspection process, we’ve learned that some of the primary things that the inspectors have been checking are:
- Proper interior signage (2 posts)
- Proper exterior signage (window or door)
- Smoke detectors < 10 years old and working
- Fire extinguishers >= 5 pounds and recently inspected or new
These are the items that appear to be the most common reasons for failing inspections.
All of the interior and exterior signage has been printed and will be delivered and mounted next week. We will work to post copies of the signage to your owner portal statement pages, although our first priority will be for year end closing.
We have inspected all of the condos and identified which smoke detectors and fire extinguishers will need to be addressed. Replacements for non-working or outdated smoke detectors, and replacements or inspections of fire extinguishers will take place within the next 10 days. Due to the high demand with this ordinance, it’s difficult to obtain these locally, so we will be ordering them online to be shipped directly to the resort. We should be fully compliant and ready for successful inspections by Jan 17 or sooner, depending upon arrival of the new equipment. If you have smoke detectors that require replacement, we will send you a direct note (no news is good news). ALL of the fire extinguishers with the exception of Grand Panama 306 will require upgrade from the 4 pound kitchen model to the 5 pound requirement. We will leave the 4 pound extinguishers in the units as well for backup.
