Just a reminder that staying up to date on your dues is critical to maintaining a strong presence in your community and a strong return on your investment. When dues are not paid, some associations will block access to guest registrations, parking passes, and the use of amenities until you bring your account up to date. This will have extreme long-term consequences on your rentals. To prevent any negative consequences that would impact your rental income, our management contract contains the following:
Utilities & Services. Except as expressly provided herein, Owner shall be responsible for paying all costs and expenses of providing the following utilities and services for the Property; pest control, telephone, cable television, garbage collections, locksmiths, gas, electricity, water, high speed internet, lawn maintenance/landscaping, condo/homeowners’ association assessment, property and liability insurance and any costs associated with keeping the Property in compliance from time to time with the laws, ordinance and administrative rules governing public lodging establishments and transient rental accommodations. Owner shall pay for all such obligations when due and shall not allow any services to be disconnected as a result of late or non-payment. Owner agrees to provide Agency proof of payment of any obligation upon request.
In the event Owner fails to pay any obligation due, Agency shall have the right, but not the obligation, to make payment on Owner’s behalf, under which circumstances Owner hereby agrees to reimburse Agency promptly upon demand. Funds not reimbursed to Agency within fifteen (15) days shall accrue interest at the rate of (1%) per month until paid.
In order to ensure compliance, we may from time to time request proof of up to date balances for these payments from all owners. Please understand that the purpose of this request is to protect your investment and your future rental income.
