It’s been a busy year so far for Premium Beach Condos, and it’s only going to be busier! We hope that most, if not all, of our changes so far have been transparent to you and our guests, showing only better service and no kinks in the implementations.
Last November we added Nickey McQuinn on a part-time basis to help with our day-to-day activities. She’s a hard worker and a fast learner, and for the first time in 12 years, I was able to disconnect and take a few days off! Last month she learned that I hadn’t relaxed at the sandy beach in over 5 years, so she “forced” me to do so….and of course I hated to leave! Our current plans are for Nickey to begin working full-time by the end of this year, if not sooner! If you haven’t called to introduce yourself to her, she can be reached at (937) 790-5046.
Cleaning:
We’ve changed cleaners several times this year, in fact several properties have had 3-4 different cleaning services since Jan 1, 2022. Cleaning has been, is, and always will be a top priority for us, so we will always make whatever changes are needed to ensure we meet premium standards. Our current company is doing well and bringing in great reviews! The new Schedule G pricing was posted for each resort in your owner statements earlier this year. Our prices for cleaning went up considerably, and because advanced bookings paid lower cleaning fees, we absorbed all the additional cost. This year, we will be doing the unit deep cleans in November or December, and those will be billed to you at the new posted rates. Please note that the deep clean rates are the rates charged when they are combined with a guest departure. If you block the unit for remodeling, and that requires a deep clean to follow, you will be charged both fees.
Maintenance:
In addition to changing cleaners, we have also changed our maintenance providers. We’re working with several companies that specialize in different areas. Our monthly fees have also increased but we will absorb that difference until the end of the year. Beginning 1/1/2023, you MAY see a slight change in the maintenance program fee, but we’re working on that budget now.
Guest Reservation / Property Management System:
We received word this summer that our current property management software was purchased by a larger company and will be shutting down. This requires that we migrate our business to a new PM solution. We’ve spent several months evaluating and have started our migration. We do not have a confirmed “GO LIVE” date yet, as integration takes time, but our target is to have that change complete by November 1. This will mean a change to our owner’s portal as well, but we hope to maintain the current portal until 12/31/22. You’ll receive more information on that as we know more.
Website Renovation:
With the change in property management software, we will also be changing our direct booking website. In the initial transfer to our new PM system, we will have a temporary generic website in place. Then we will begin the transition to a new independent website that will integrate with the new system. This will allow us FAR more flexibility in content, format, AND give us a stronger MOBILE product! Our hope is to have all of this complete before 12/31/22!
Xplorie Partnership:
Before the end of the year, we hope to launch our partnership with Xplorie. This will provide guests with lots of complimentary activities to make your properties more competitive. Many of the larger PM companies are already offering this service (Panhandle and Resort Quest to name a few). In addition, the benefits to owners include access to all free activities for everyone in your group with your stay (up to 2 weeks per year), and special offerings for activities in lieu of refunds (at no cost to you) for problem situations (ie AC outage, plumbing issue, any stay disruptions). We will have more information on this for you in the fall as we complete our negotiations. Stay tuned!
Calypso Owners:
As many of you already know, I will be running for the Calypso BOD this fall. I hope that I can count on your support. As you already know, I don’t do anything half-way, so please know that I will give Calypso a great deal of attention, but I will NOT let it deter from my priority to Premium Beach Condos.
